Hispanic Heritage Month Celebration from September 15 - October 15, 2021.

The month long celebration of Hispanic Heritage Month continues through October 15, 2021. There are so many inspiring Hispanics in science, business, education, music, law, food, literature, art and other professions that have contributed to make the U.S. more prosperous.

Among the inspiring Hispanics, are all the agriculture workers who work hard for their families for a better future and for consumers to have fresh fruits, vegetables and flowers for their homes, events, or businesses.

One such example is my late father, who dedicated 55 years to the agriculture industry. His long experience in the agriculture industry began as an employee in the flower industry, which many years later inspired him to start his farming business of growing vegetables and flowers. My dad persevered through all the challenges of farming. He never gave up on being his own boss.

He spent his last 34 years in the industry running his own successful wholesale flower business in San Francisco. Many of his floral branches, gorgeous imported flowers, custom wreaths and garlands adorned homes, hotels, and restaurants in the Bay Area, even celebrity events. He was rare gem in the flower industry since he showed an exceptional love for his products, his service, and his customers. My dad will always be my champion! πŸ˜€β™₯

6 Tips to Maximize the Sale of Your Home

 

Selling a home in the least amount of time and for the most money requires that the home is marketed correctly, priced properly, and of course prepped for sale.  Here are 6 tips that I recommend:

1) Declutter

 One of the best ways to make a home inviting to potential buyers is removing items that take space.  Remove personal belonging like family photos, toys, jewelry, medicine, magazines, and pet items.  Make space to create interest and potential buyers can visualize themselves living there.

According to the 2021 Profile of Home Staging, published the National Association of Realtors Research Group, β€œ82 percent of buyers’ agents said staging a home made it easier for a buyer to visualize the property as a future home.”

2) Deep Clean  

A home should smell fresh and look clean.  A few ways to accomplish this, includes steam cleaning the carpets and drapes, cleaning the hardwood floors, scrubbing the tiles in the bathroom and kitchen. If the carpet continues to appear stained after cleaning, consider replacing the carpet.  For pet odors, visit your local pet store or shop online for products to remove pet odors.

3) Add Curb Appeal – trim shrubs and trees, mow and water the lawn, power wash the home’s windows.

In addition, check the status of the front door, doorbell and address number for repairs or replacements.

 

4) Price Home Properly: Your Realtor should provide, analyze and discuss the market data of similar homes sold in your neighborhood to help you determine a fair market value of your home.

 

5) Market the Home Correctly – make sure your professional Realtor has a comprehensive marketing plan.   This should include taking professional photos and video,  offering virtual tours, promoting the home on social media and Facebook Marketplace, plus advertising on Facebook and YouTube.


6) Hire a Real Estate Professional:  Let the professional Realtor guide you through the entire selling process. In today's changing real estate market, Realtors are using virtual and other digital technologies, plus following  safety COVID-19 guidelines to keep customers safe during the sale of their home.

A pre-listing inspection, paid by the seller, evaluates the structural elements of a home, including the roof, foundation, plumbing, electrical, heating and cooling systems.

 If a home is older, a pre-listing inspection should be performed to address any issues of the house before putting the home for sale.

A pre-listing inspection provides the following 3 benefits:

1: Provides the seller time to fix the issues disclosed on the pre-listing inspection report.  By taking care of repairs ahead of time, it will reduce the amount of credit a buyer may request and provides you with the control in this negotiation phase.

 

2: If the pre-listing inspection report reveals minimal issues, this can also elevate the marketing of the home to prospective buyers
