I first met the Baria family in the Fall of 2022. They were a busy couple working in the Bay Area and were tired of paying high rents. They were ready to relocate to Tracy, CA.

Every year, mom loves to end her holiday season with a fresh baked Three Kings Sweet Bread. This year, I took her to Dulcinea Baking Company, a Oaxacan Bakery located at 795 S. 2nd Street, San Jose, CA.

Mom loved the aroma of fresh baked Oaxacan bread as she entered the bakery in the morning. Many of the pastries on their display cases reminded mom of the pastries she much enjoyed when growing up in Oaxaca, Mexico. It was like taking mom to a candy store as she loved their selection of Oaxacan pastries.

Last, the bakery is easy to locate once you get off the freeway, plus there is plenty of parking space. It also has a ramp for wheelchair accessbility, plus the customer service is excellent with friendly staff.

Back in August, Osbelia and Martin, two young Bay Area professionals, were not sure whether they could a own a home after a lender, they reached out to, told them they could not qualify for a loan and provided no further guidance to repair their credit history. Congratulations to Constantino Hernandez on the purchase of his new home!

Every client has their unique story for what motivates them to purchase a home.

In the case of my client, Constantino, the low interest rates motivated him to purchase a home before prices and rates rise further next year.  He was ready to start the homebuying journey with my 100 percent commitment to help him through the entire process using my skills and knowledge.

Before searching for homes, we discussed in detail what features were important to him.  We began viewing homes that fit his specific criteria and within his budget based on his loan prequalification.

There were a couple of key items to getting this offer accepted by the seller.  First, communication with the listing agent was essential to find out exactly what was important to the seller.  These details helped immensely when I discussed and strategized, with my buyer, of submitting a clean offer and offering a certain amount above the asking price, within his budget, should the home not appraise.  This was the second key to make the offer stand out.     

I researched and discussed with my buyer the market values of similar homes in the neighborhood before submitting our competitive offer.

When we reached the inspection process, the inspection revealed a few health and safety issues that needed to be repaired. 

Constantino was concerned about who could do the repairs on his home.  I assured him not to worry since I have a network of trusted vendors that I work with in the area.   My trusted vendor got in touch with my client right away and gave him an estimate on the repair costs.  

Through negotiations with the seller, my buyer was able to receive credit for more than half of the repair costs.

My local lender also played a key role in getting the loan process approved on a timely basis.

After 28 days of the home going into contract, Constantino is finally a new homeowner and on his way to create wealth for his future.   I look forward to staying in touch with Constantino and seeing the improvements he makes to his beautiful home!
