After learning about their pain points and bringing them up to speed with the current market conditions, we set-out a plan to view a couple of homes with acreage. They truly set their eyes on a property, located in the country, ideal for their horses.

There were so many hoops that the couple had to go through since their NONQM loan required various detailed requirements, including completing a first time homebuyer course, plus a detailed resume of their family business and outlook.

Despite some challenges along the way, the family stayed focused and committed to accomplish their goal. So happy that my team and I successfully assisted the Gutierrez family in their real estate journey!

Congratulations to Sheyla and her mom, Maria, on becoming new homeowners!

In this market with tight inventory, multiple offers, racing against time to try to get the best interest rate possible, and many other challenges along the way, we stayed the course and got them home!

This beautiful home sits on a 9,000 square foot lot, the seller added over 1,000 square feet of brand new living space, plus he updated the original square footage. The seller did all this updating with permits in 2016, so the home is pretty much new.

I am super happy for these two ladies because they are set to build wealth through homeownership.

Don’t ever assume you can not afford to buy a home without talking to the right lender. These two ladies thought they could not buy a home, but I connected them to the right lender who helped them with the financing. We started our home search over the holiday period with no stopping until coming across this fabulous updated gated home on a quiet street. It was perfect for their needs, including a large lot for entertaining and possibly a second home.

Our winning strategies to getting our offer accepted, in this competitive market, included submitting a clean offer, offering a little extra over the asking price. plus guaranteeing $5,000 more over the appraise value should the home not appraise at purchase price.

Congratulations to Constantino Hernandez on the purchase of his new home!

Every client has their unique story for what motivates them to purchase a home.

In the case of my client, Constantino, the low interest rates motivated him to purchase a home before prices and rates rise further next year.  He was ready to start the homebuying journey with my 100 percent commitment to help him through the entire process using my skills and knowledge.

Before searching for homes, we discussed in detail what features were important to him.  We began viewing homes that fit his specific criteria and within his budget based on his loan prequalification.

There were a couple of key items to getting this offer accepted by the seller.  First, communication with the listing agent was essential to find out exactly what was important to the seller.  These details helped immensely when I discussed and strategized, with my buyer, of submitting a clean offer and offering a certain amount above the asking price, within his budget, should the home not appraise.  This was the second key to make the offer stand out.     

I researched and discussed with my buyer the market values of similar homes in the neighborhood before submitting our competitive offer.

When we reached the inspection process, the inspection revealed a few health and safety issues that needed to be repaired. 

Constantino was concerned about who could do the repairs on his home.  I assured him not to worry since I have a network of trusted vendors that I work with in the area.   My trusted vendor got in touch with my client right away and gave him an estimate on the repair costs.  

Through negotiations with the seller, my buyer was able to receive credit for more than half of the repair costs.

My local lender also played a key role in getting the loan process approved on a timely basis.

After 28 days of the home going into contract, Constantino is finally a new homeowner and on his way to create wealth for his future.   I look forward to staying in touch with Constantino and seeing the improvements he makes to his beautiful home!
